For agencies and developers in Southeast Asia

Buyers with a budget and a timeline, not "just browsing" inquiries

Plenty of inquiries from Instagram, but only a few reach a viewing? We build your agency its own buyer flow across Thailand, Bali and Vietnam: the quiz filters out the curious before the inquiry, the algorithm learns from deals in your CRM, and the qualified lead price is fixed in the contract.

Proof

Don't take our word for it. Here's the ad account.

Thailand is our largest market in the region, so this is the ad account we show. Two campaigns for Phuket apartments, 331 inquiries on a spend of 74,626 THB. Cost per inquiry 220 and 264 THB, that is $6.3 and $7.6. We reveal the client's name on the audit call: under the contract we show the ad account without the name.

Meta Ads Manager · client ad account
2 campaignsPhuket
Client ad account for Thailand: 292 inquiries at 220.32 THB and 39 inquiries at 263.92 THB
→ cards scroll sideways
Campaign names and property previews are hidden at the client's request, the numbers are untouched. These are inquiries, not qualified leads: about 40% of them reach qual stage, which is why a qualified lead costs $30-40, not $6. We'll review your current ad account on the call, if you have one.

What we count as a qualified lead

  • Replied on WhatsApp or answered the call
  • Stated a budget for the purchase
  • Stated a timeline for closing the deal
  • Confirmed they are looking at properties in your country and your area, not "somewhere by the sea"

All four criteria, otherwise it is not a qual and we don't invoice for it. The criteria and the replacement procedure are fixed in the contract before the start.

Ad creative: The Title, Nai Yang, apartments from $120,000, yield from 12%
One of the creatives that works. English-speaking audience, developer The Title in Nai Yang: entry from $120,000, yield from 12% and an instalment plan without a bank. This angle brings in investors, not tourists, and then the quiz filters out the "just looking" crowd.

The difference shows in six rows

Standard paid social optimizes for a filled-in form. Meta finds people who like filling in forms and brings you more of them. Our system works differently.

Three situations that bring clients to us

We run ads for real estate agencies and developers across Southeast Asia every day, and these three stories come up more often than any others.

01
30‑50%of traffic
sees a blank screen instead of your quiz

The quiz does not open in the buyer's country, but the budget keeps burning

Marquiz without a linked domain stopped opening in a number of countries, Thailand among them. The person clicked, the money was charged, and there is no lead. In the report it looks like an expensive click, and the contractor spends months optimizing the auction instead of opening its own link from a local phone.

What we do: the first thing we do on the audit is open your funnel the way a real buyer sees it - from a Thai, Indonesian and European IP. Then we move the landing page to our own domain so it does not happen again.
02
2clicks
and a lead-form inquiry is done: no budget, no timeline

Plenty of $5 inquiries, but no buyers among them

Meta autofills the lead form: the person taps twice without leaving the feed. The algorithm decides these are the people you want and brings more of them. Only 3-5% reach qualified lead status, managers sift through a hundred contacts for two conversations, and the report shows a nice cost per lead.

What we do: we drive traffic to a landing page with a quiz: budget, timeline, purpose of purchase. We train the algorithm on qualified leads and deals from the CRM, not on submitted forms. 40-45% reach qualified lead status.
03
0answers
to the question of who owns the deals

The media buyer and the sales team blame each other

"The leads are good, your team fails to close them" versus "the leads are junk, what are you even sending us". The argument drags on for months, nobody owns the result, and there are still no deals.

What we do: we follow the client from the first touch to the deal. We listen to calls and read chats, track response time, fix scripts. On one project this lifted deal conversion from 2% to 8% in a month.
How the algorithm learns from deals

Ads look for people similar to your buyers, not for people who like filling in forms

Meta is good at finding people similar to those you show it. We show it qualified leads and deals from your CRM, not submitted forms, and every week the inquiries get more accurate.

01
The quiz on the landing page filters out "just browsing"Budget, purchase timeline, purpose: rental yield, relocation or a second home. Area and property type. Anyone unwilling to answer never reaches the form, and no budget is spent on them.
02
A separate pixel and landing page for each languageEnglish, European and Russian-speaking audiences run separately: their own creatives from a native speaker, their own offer, their own quiz and their own pixel. The algorithm does not mix a European with a $150K budget and a random viewer from the CIS.
03
Every inquiry is checked before it reaches a sales managerQuiz answers and the first contact give each inquiry a status: qualified or filtered out. The manager gets people with a budget and a timeline, the rest never enter the pipeline.
04
CRM statuses are sent back to MetaThe "qualified lead", "viewing" and "deal" events go to the ad account via Conversions API. The algorithm sees a real buyer instead of a form, and the cost per qualified lead goes down.

Developers and agencies already working this way

We work across Southeast Asia: Thailand, Bali, Vietnam, Malaysia, the Philippines. Most of our projects are in Thailand and Indonesia; in other countries of the region the mechanics are the same: the same Meta auction and the same buyer, only the language and the area change.

With some of these clients we have been working for more than two years. Project numbers are right below; reference contacts are shared on the audit call.
Numbers from ad accounts

Nine projects in numbers

Most of our data comes from Thailand: Phuket, Pattaya, Samui. We transfer benchmarks on qualified lead cost and working combinations to Bali, Vietnam and Malaysia. Numbers taken from ad accounts, current and past clients.

The inquiry is paid for. Who makes sure it is not lost?

Half of all paid inquiries die not in the ads, but after the first message in WhatsApp. That is why, along with traffic, you get an AI-based quality control department: every inquiry checked and every deal monitored, at no extra cost. The system tracks what happens to each inquiry after it reaches your sales team.

How we launch

About two weeks from the first call to the first quals

Campaigns go live on day five, the first qualified inquiries arrive 5-10 days after launch.

1
DAY 01

Audit call

We calculate the economics for your properties and languages, open your funnel from a local IP, listen to sales calls, review current campaigns if any.

2
DAYS 02-04

Preparation

Creatives for each property and language, a landing page with a quiz on your own domain, tracking, integration with your CRM and event forwarding to Meta, scripts for sales managers.

3
DAY 05

Launch

We start Meta Ads, test audiences and offers for each language, connect inquiry screening and deal tracking to your CRM.

4
DAYS 10-15

First quals

Inquiries with a budget and a timeline in your CRM. From there we turn off what does not work and scale what brings deals.
