Real estate Phuket, Thailand Meta Ads March 2026 - ongoing Client with us since March 2026

50 Lemons - 702 leads for Phuket villas and apartments

A Phuket real estate agency sells dozens of projects from different developers. We run every project as its own campaign and move budget to the ones that sell: 702 leads at about $19.7 across 20+ projects on a $13,800 budget

The problem

The agency sells dozens of Phuket projects from different developers. Each project needs its own creative and its own landing page, and the budget has to move all the time: one project is selling this month, another has stalled. Without a system, the ads split into dozens of small campaigns and none of them gets enough volume to learn

What we changed

We launched Meta Ads to an English-speaking audience of investors and buyers from around the world. Every project runs as a separate campaign with its own video and static creatives, and we track cost per lead per project. Projects that bring cheaper leads get more budget, weak ones are switched off. In parallel we tested a Russian-speaking audience and curated selections of projects

Situation

50 Lemons is a real estate agency on Phuket. Its catalogue holds dozens of projects from different developers: villas and apartments, off-plan and completed. Buyers are investors and end users from many countries, and they decide on a specific project at a specific budget

What we did

One campaign per project. The Title Olive, The Title Biancana, The Title Heritage, Lakeland, Botanika Forest, Sudara, Oceanus, Saint Tropez, Layan Verde and others. More than 20 projects over 8 months

Video and static for every project. We compare formats by cost per lead, not by clicks

Selections next to single projects. “Top 10 off-plan projects”, “Top 5 sea-view units under $150K”. Selections by budget and property type catch buyers who have not picked a project yet

Weekly budget moves toward the projects that are selling now

Timeline

March 2026. Launch with the first projects: Lakeland, Botanika Forest

April - May. The Title projects added, budget grew to $2,000 a month

June - August. The Title Olive became the lead project; we tested a Russian-speaking audience

September - October. Project selections, new projects added

Numbers (March - October 10, 2026)

  • $13,800 ad budget
  • 702 leads
  • ≈$19.7 cost per lead
  • 20+ projects advertised
  • $12 per lead on the best combination: Lakeland, static creative

The agency tracks qualification and deals in its own CRM. We will add them to the case once the client shares them

What to take from this

Make the project the unit of accounting. When an agency runs one stream of ads for the whole catalogue, nobody knows which project pulls leads and which one eats budget. A separate campaign and a separate cost per lead for each project turn the catalogue into a portfolio

Move money every week, not every quarter. Off-plan demand shifts with launches, price lists and seasons. The project that sold last month is not always the one that sells now

Add selections for undecided buyers. A buyer who has not chosen yet reacts to “under $150K with a sea view” better than to one project name
