Who we work with

Who comes to us from the Dubai market

Dubai property buyers fall into several groups that search on different platforms, respond to different arguments and need different handling. These are the clients we run campaigns for

Developers with a Russian-speaking sales desk

Apartments and villas sold to Russian-speaking entrepreneurs, relocated professionals and investors from Kazakhstan and other CIS countries. Our Dubai Real Estate case: 12 deals at a $450K average ticket

Brokers with a broad pool

Brokers working with several developers at once, from ready secondary stock to off-plan. Traffic is split by property type and buyer: a studio for a rental pool, a 2BR for a family and a penthouse for an investor each get their own creative and landing page

Premium residences and villas

Narrow audiences: business owners in Dubai, senior executives, existing clients of the developer. Look-alike audiences built from actual buyers carry more weight here than broad lead magnets

Agencies working on commission

The economics are tight, so qualification has to happen before the sales call. A quiz and an automated follow-up filter out leads without a budget or a clear purchase plan

The market

What to settle before advertising Dubai property

  1. Freehold areas

Foreigners buy outright in freehold areas such as Palm Jumeirah, Dubai Marina, Downtown, Business Bay, JBR, JVC and Dubai Hills. Showing freehold property up front avoids leads who discover the restriction only on the call

  2. Off-plan and ready property are separate funnels

Off-plan sells on developer payment plans; ready property sells on rental income and moving in now. Different buyers, prices and objections, so they run as separate campaigns

  3. How the buyer pays

For Russian-speaking buyers the payment route is often the first question. On Dubai Real Estate 55% of refusals came from uncertainty about it, and the landing page walked through three routes with their legal footing: USDT through OTC desks, P2P, and an account in a neutral jurisdiction

  4. Residence visas

Buying property above the thresholds set by the UAE gives the right to a residence visa or a Golden Visa. For many buyers that is the main motive, so creatives say it directly

  5. Arabic-speaking buyers are a separate segment

UAE residents and buyers from Saudi Arabia, Kuwait and Egypt get their own campaigns in Arabic, written by native copywriters, with creatives adapted to cultural norms

  6. RERA and Dubai Land Department rules

Developers and brokers are registered with RERA and the Dubai Land Department, and ads carry the licence number and the advertising permit for each project, prices in AED and completion dates for off-plan. We do not launch a project without a permit

Channels

Which channels work for Dubai property

Meta Ads

Meta Ads on Instagram and Facebook is the main channel for Russian-speaking investors and expats. Campaigns optimize on qualified leads through the Conversions API, with look-alikes built from actual buyers and retargeting on people who watched explainer videos

Google Ads

Google Ads catches English and Arabic searches such as "dubai marina apartments for sale" or "penthouse downtown dubai", plus Performance Max with a feed of off-plan and ready units. YouTube suits premium projects with strong video

Telegram

Investor channels and the developer's own channel keep in touch with Russian-speaking buyers who are not ready yet. It is a long-term base that pays back through later deals

CRM and offline conversions

Qualified leads and deals from your CRM go back to Meta and Google, so the algorithms look for buyers. How this works is on the end-to-end analytics page

Areas

Dubai areas and how the advertising changes

Each freehold area has its own buyers, price range and arguments. Detailed area pages are currently in Russian

Downtown Dubai

Premium apartments and branded residences next to Burj Khalifa and Dubai Mall. Status of the location leads the creative. Area page in Russian

Dubai Marina and JBR

A liquid freehold area with a multinational audience and strong short-term rental demand. Area page in Russian

Palm Jumeirah

Top-end villas and branded residences. Performance advertising supports events, partnerships and private networks here. Area page in Russian

JVC and Business Bay

Entry-level and mid-range investment apartments with long-term rental, for first-time investors, freelancers and families. JVC and Business Bay pages are in Russian

What the Dubai cases have in common: the main objection goes into the headline, and each language group gets its own campaign. On Dubai Real Estate creatives that only said "buy an apartment in Dubai" ran at a $150-200 cost per lead, while step-by-step payment explainers ran at $60-80. In orthodontics the Russian and English tracks together produced 1,180 inquiries and 41 cases closed on a $22k budget. See all case studies

Process

How a Dubai launch runs

  1. Brief and permit check
Off-plan or ready property, permit for each project, buyer groups, pricing and payment plans
  2. Media plan per language group
Separate budgets and forecasts for Russian, English and Arabic speaking buyers, with a forecast of qualified leads and deals for each
  3. Landing pages and creative
Landing pages in English, Russian and Arabic, explainer videos on the questions buyers ask, and creatives per segment
  4. Launch
First impressions within 48 hours of media plan approval, first inquiries on day 4-5. In the first weeks we cut weak placements and audiences
  5. Optimizing on qualified leads and deals
Qualification and deal data from the CRM go back to the ad platforms. Retargeting and a Telegram warm-up keep in touch with buyers who are still deciding
Budget

Budget and pricing

Minimum ad budget: $2,000 a month for Southeast Asia and Dubai

Below that the algorithms do not collect enough data to optimize on qualified leads. Dubai and premium Phuket projects need a higher start

Our fee

From $900 a month; the exact figure is fixed after the media plan, once language groups, landing pages and creative volume are clear. KPIs are written into the contract, and if we miss them we keep working at no charge until we hit them. Invoices in USD or EUR

FAQ

Questions about real estate advertising in Dubai

Short answers about budgets, timelines, reporting and how we work. If your question is not here, write to us: we reply within 1-2 hours during working hours

Ask your question
How much does a real estate lead cost in Dubai?
In our published Dubai case, Dubai Real Estate (apartments in Dubai Marina, JVC, Downtown and Business Bay for Russian-speaking investors), 234 leads came in at $78 each and 12 deals closed at a $450K average ticket, $5.4M in deal volume. In the same campaign, creatives that only said "buy an apartment in Dubai" ran at a $150-200 cost per lead, while creatives explaining step by step how a Russian buyer pays in USDT ran at $60-80. Cost per lead depends on the price segment and the language group, so we forecast it in the media plan
Do you work with developers or brokers in Dubai?
Both. For developers we run launches and pre-sales of a single project. For brokers with a broad pool of off-plan and ready property we split traffic by property type and buyer: a studio for a rental pool, a 2BR for a family and a penthouse for an investor each get their own creative and landing page. Off-plan and ready property run as separate campaigns because the buyer, price and objections differ
Which languages and buyer groups do you advertise Dubai property to?
Russian-speaking investors, English-speaking expats and international buyers, and Arabic-speaking buyers, each with its own campaign, offer and landing page. Arabic copy is written by native copywriters. Our Dubai orthodontics case shows why the split matters: Russian and English tracks ran in parallel with separate creative and front-desk staff and together produced 1,180 inquiries, 387 appointments and 41 cases closed on a $22k budget
How do you handle payment and sanctions questions from Russian-speaking buyers?
We put them at the centre of the funnel. On Dubai Real Estate the landing page walked through three payment routes: USDT through OTC desks, P2P, and an account in a neutral jurisdiction, each with its legal footing. Calls were handled by a Russian-speaking manager who took the buyer through the payment route and the legal side of the deal. The routes shown on a landing page are the ones your legal and sales team actually work with
Do you need a permit to advertise property in Dubai?
Yes. Developers and brokers are registered with RERA and the Dubai Land Department, and property ads carry the licence number and the advertising permit for each project. We check permits at the brief and do not launch a project without one, because ads without a permit risk being taken down and the advertiser risks a fine
What is the minimum ad budget for Dubai real estate?
$2,000 a month in ad spend is our floor for Southeast Asia and Dubai; below that the algorithms do not collect enough data to optimize on qualified leads. Dubai and premium projects need a higher start, and the exact figure comes out of the media plan per language group. Our fee starts at $900 a month; the exact figure is fixed after the media plan
How quickly do Dubai campaigns produce leads and deals?
First impressions go live within 48 hours of media plan approval and inquiries start arriving on day 4-5. Deals take longer because buyers compare projects and sort out payment first: on Dubai Real Estate the 12 deals came over a multi-month campaign. Retargeting and a warm-up sequence keep in touch with buyers who are not ready yet
