The funnel from lead to deal in our Dubai case
A Dubai agency selling apartments in freehold areas (Dubai Marina, JVC, Downtown, Business Bay) priced from $250K to $1.5M to Russian-speaking investors. Before the campaign, 80% of interested buyers dropped out at «how do I pay». An asterisk (*) marks a value we calculated from numbers in the case

How the cost of a buyer is built
Cost per buyer = cost per lead ÷ share of leads that buy. With $78 per lead and 5.1% of leads closing, a buyer comes to about $1,521. There are two levers: a cheaper lead, or a larger share of leads that buy. In Dubai the second one usually matters more, because the ticket and the questions about payment and ownership are larger
What the first lever is worth: had the leads cost $175 (the middle of the $150-200 range of generic creatives) at the same 5.1% conversion, a buyer would have cost about $3,410*, more than twice as much. In reality the weak creatives also converted worse, so the gap was wider; the case does not publish that conversion, and we do not estimate it
What made the buyer cheaper
We listened to 40+ recorded calls between the manager and leads and ranked the refusals:
- 55% uncertainty about how to pay
- 20% fear of sanctions
- 15% not understanding how a foreigner buys property in the UAE
- 10% price
Price came last, so we changed the message, not the targeting:
- The payment answer in the headline. The landing page was rebuilt around one block: how a Russian buyer pays for a Dubai property, three routes with a step-by-step walkthrough. Creatives with that message ran at $60-80 per lead
- Explainer videos from the manager. Twelve vertical videos of 30-60 seconds on single questions: moving $300K into the UAE, residency through purchase, freehold and leasehold. Presented by the agency's Russian-speaking manager, not a voice actor
- Named buyers on the landing page. A block of 50+ investors who had already bought, with names and photos used with consent
- Optimization on qualified leads. Meta Ads through the Conversions API, look-alike audiences from actual buyers, retargeting of people who watched more than half of a video, new creatives every two weeks based on what came up on calls
- A manager who carries the whole deal. From first call to transferred funds, without handing the buyer to lawyers halfway

Cost of a buyer in Dubai against Phuket and Georgia developers
We have one published real estate case in Dubai, so here are our developer cases from other markets, labelled by market. Phuket data as of October 10, 2026
| Case | Market and client | Lead | Deal | Ticket |
|---|---|---|---|---|
| Dubai Real Estate | Dubai, broker, Russian-speaking investors | $78 per lead | $1,521 (CAC), 0.33% of ticket | $450K average |
| Phuket Developer | Phuket, developer, condos pre-sale | $8 per inquiry | $300 (CAC) | $80-120K |
| Premium Villas Phuket | Phuket, villa developer | 89 qualified leads, cost not disclosed | $2,000 (CAC) | $450K-1.2M |
| Andaman City | Phuket, developer, March - October 10, 2026 | $18.8* per inquiry, ≈$87 per qualified lead | $4,840* (5 deals) | $285K average |
| Domex Group | Georgia, developer, Russian and English groups | $30 per qualified lead (May 2026), then $7.2 per inquiry | not published | $200K average |
A Dubai lead costs more than any Phuket inquiry in our cases, but the cost of a buyer is of the same order, because the ticket and the buyer's readiness are higher. Phuket in detail: how much a buyer lead costs a Phuket developer. All markets in one table: real estate lead cost by case
How a Dubai developer applies this
- Work out what you can pay for one buyer from the margin or commission on one deal, not from a «normal» cost per lead
- Listen to 20-40 sales calls and rank the reasons for refusal. The most frequent one goes into the ad headline
- Split the audiences: Russian-speaking investors, English-speaking expats and Arabic-speaking buyers decide on different arguments and need separate campaigns. Our Dubai case covers only the Russian-speaking group; on Phuket, at IBG Property, an Arabic-speaking inquiry cost $4-6 against $15-20 for Russian speakers
- Pass qualified leads and deals from the CRM back to the ad platforms, otherwise the algorithm learns on the curious
- Count the result in deals from the CRM, not in leads in the ad account
Minimum ad budget: $2,000 a month for Southeast Asia and Dubai. Our fee starts at $750 a month; ad spend is paid directly to the platforms. Russian-speaking buyers for international developers: how we bring them
