Real estate Phuket, Thailand Meta Ads March 2026 - ongoing

Andaman City - 4 deals and roughly $1,140,000 in sales on an $11,000 budget

A Phuket developer came to us after 15 agencies and with no steady traffic. We delivered 650 leads, 126 qualified, 4 deals at a $285,000 average ticket - and rebuilt the client's sales team - on an $11,000 budget.

The problem

The client arrived with effectively no traffic. The project had cycled through around 15 agencies: campaigns were launched and tested constantly, but a stable flow of inquiries never materialised. The sales function was one manager working without any process - late replies, no follow-up sequence, a chaotic contact base. Even good leads died in handling.

What we changed

We launched in English first, then added the Polish market. In parallel we went into the sales team: at our recommendation the client hired a second manager, we introduced written processes, a follow-up cadence and rebuilt the contact cards. We wired offline conversions back into the pixel, systematised the export of rejected leads and now exclude them from targeting on a rolling basis.

Context

Andaman City is a developer on Phuket with a $285,000 average ticket. Long decision cycle, expensive leads and a high bar on handling quality: in this market traffic without a strong sales team does not pay for itself. The history of 15 agencies was the tell - the problem was never only the advertising, it was what happened to a lead after the form was submitted.

What we did

Launch in English, then Polish. We started with the English-speaking audience and added Poland shortly after. Polish traffic produced a qualified lead at half the cost, and handling stayed in English.

Creatives on a conveyor. We organized professional shoots at the properties and shipped several batches of new creatives every week. Every creative was judged on qualified leads: the ones that worked were optimized and used as the basis for the next batch, the rest were switched off.

Rebuilding the sales team. On our recommendation the client hired a second manager. We introduced written processes, set up a follow-up cadence, reworked the contact cards and ran training calls with the team.

Analytics and list hygiene. We wired offline conversions into the pixel so that Meta’s algorithms learn from real qualifications rather than form fills. Rejected leads are exported on a schedule and continuously excluded from targeting, building a rejection base as we go.

Timeline

March 2026. Project start. English-language campaigns launched, professional shoot completed, first batches of creatives shipped. The first reservation came three weeks after launch.

April. Poland added. A qualified lead from the Polish audience cost half of the English one.

May-June 2026. Scaling, with a standing monthly budget from $5,000. We built a media plan through June with weekly budget and target breakdowns.

The numbers

  • $11,000 in ad budget
  • 650 leads generated
  • 126 qualified leads - a 19% qualification rate
  • ≈$87 per qualified lead
  • 4 deals closed
  • ≈$1,140,000 in sales - four deals at a $285,000 average ticket
  • First reservation three weeks after launch

Why it worked

The sales team treated as part of the system. We did not stop at traffic: a second manager, written processes, a follow-up cadence, training calls. Leads stopped dying in handling, and the same inquiries started turning into reservations and deals.

Optimization down to the creative level. We tracked which specific creatives produced qualified leads, reinforced those, built the next generation on them and kept fresh tests running. Combined with offline conversions from the pixel, the algorithms were learning on qualification rather than volume.

After 15 agencies had come and gone, this pairing is what moved the project: alongside the traffic we support and train the client’s sales team. That combination lets a team that was working chaotically before start earning from traffic.
