Real estate advertising in Bali for investors and long-stay buyers

WEBNOSTRA PERFORMANCE runs Meta Ads and Google Ads for villa developers and agencies in Canggu, Ubud, Seminyak and Bukit. Investors buying into a rental pool and people relocating for several years get separate campaigns, and leasehold terms are explained before the sales call

Who we work with

Who comes to us from the Bali market

Villa developers

Canggu for buyers who want a rental pool and an active area, Ubud for quieter long-term living. Creatives and landing pages per buyer group

Agencies with rental-pool stock

Many buyers purchase to let through a management company. The ad has to explain the income model, not just show the villa

Long-stay and relocation projects

People who rent or buy a base for several years respond to schools, community and ease of moving, not to yield

Small private developers

Projects of a few villas without a known brand. We usually build the campaign around the developer and previous completed projects

The market

What to settle before advertising Bali property

  1. Leasehold, not freehold

Foreigners cannot own land in Indonesia outright; the usual structure is a long leasehold with an extension option. It is the first question on every call, so the term goes into the ad. Background article in Russian: how leasehold in Bali works

  2. Nominee structures

Some sellers use nominee arrangements. Buyers do not all accept them, so a good campaign states the ownership structure plainly and filters the audience early

  3. The rental model is the product

Villas are often sold together with a management company that lets them short term. Show average occupancy across the year rather than peak months, or the investor is disappointed later

  4. Separate campaigns for investors and remote workers

Creatives that convince a classic investor do not work for remote workers and families, and the other way round

Channels

Which channels work for Bali property

Meta Ads

Meta Ads on Instagram and Facebook is the main channel: a visual product and buyer groups that can be reached by language. Campaigns optimize on qualified leads through the Conversions API

Google Ads

Google Ads only on narrow intent queries such as a specific area plus leasehold. Broad "bali villa" searches are dominated by property portals

Yandex Direct

For Russian-speaking investors searching for Bali from Russia. Limited volume, but people already know what they want

Telegram

Relocation and remote-work channels reach Russian-speaking buyers who are still deciding. How we work with Russian-speaking buyers

Process

How a launch runs

  1. Brief and document check
Property, ownership structure and permits, buyer groups, pricing and payment plans: this decides what the ads may promise
  2. Media plan per language group
Separate budgets, offers and forecasts for each buyer group, with qualification criteria agreed before launch
  3. Landing pages and creative
A landing page and creatives per language, with the main legal and payment questions answered on the page
  4. Launch
First impressions within 48 hours of media plan approval, first inquiries on day 4-5
  5. Optimizing on qualified leads and deals
Qualification and deal data from your CRM go back to the ad platforms. Weekly report: spend, leads, qualified leads, cost per qualified lead, deals
Budget

Budget and pricing

Minimum ad budget: $2,000 a month for Southeast Asia and Dubai

Below that the algorithms do not collect enough data to optimize on qualified leads. Dubai and premium Phuket projects need a higher start

Our fee

From $900 a month; the exact figure is fixed in the media plan, once language groups, landing pages and creative volume are clear. Ad budgets are paid directly to the platforms. Pricing
