Advertising for property developers and agencies, counted in qualified leads and deals

Real estate is the largest part of our portfolio. We run Meta Ads and Google Ads for developers and agencies selling property in Thailand, Dubai, Georgia and other international markets, feed deal data from the CRM back into the ad algorithms and fix the sales handling when that is where leads get lost

Who it is for

Developers, agencies and premium assets

A developer on Phuket, an agency in Dubai and a developer in Tbilisi sell to different buyers at different tickets, in different languages. What they share is that a qualified lead matters far more than lead volume. We work with three types of clients

Property developers

Pre-sales and launches of a project, usually with an in-house sales team. Andaman City on Phuket: 5 deals on a $24,200 budget after around 15 previous agencies. Domex Group in Georgia hired five traffic teams for its first launch and kept one, us, at $30 per qualified lead

Real estate agencies and brokers

A portfolio of properties from many developers needs traffic split by property type, ticket and language. IBG Property: 1,721 qualified leads at $34 over nine months. Good Karma Investment: 6 deals in three months on a $3,800 budget

Premium assets

Villas and apartments at tickets of $450K and above, where the decision takes months. Laguna: more than 50 deals in ten months at under $1,500 per deal. Premium Villas Phuket: $3.2M of pipeline in four months

Selling to foreign buyers

Property sold across borders, where the buyer's fear is the payment or the legal side. Dubai Real Estate: 12 deals at a $450K average ticket once the payment question moved into the headline

Why it is different

What makes real estate advertising different

  • High ticket, long cycle. A buyer decides over weeks or months and often views many properties first: on Premium Villas Phuket the cycle ran three to six months. The lead has to be held with retargeting, content and a working CRM for all of that time
  • Several decision makers. A partner, a lawyer or a co-investor usually takes part. The sales team works with all of them, and the advertising has to answer their questions too
  • Legal structure of the purchase. Leasehold and freehold rules for foreigners in Thailand, payment routes for buyers from different countries, instalment plans in Georgia. A message that ignores them brings leads that drop out on the first call
  • Qualification over volume. A developer needs buyers with a budget, a timeframe and a way to pay. We agree that definition before launch and train the campaigns on it through offline conversions from the CRM
Channels

Channels for international property markets

Meta Ads

The main channel in every English real estate case on this site. Separate campaigns and offers per language group, look-alikes built from actual buyers, offline conversions from the CRM

Google Ads

Search demand from buyers who are already looking for property in a given market. On Premium Villas Phuket it ran alongside Meta Ads

Telegram

A channel of your own for long decision cycles. IBG Property gathered 16,370 subscribers at $1.10 each

Creative production

Drone footage, interiors and scripted video at the property. On Laguna the shoots used drones, actors and written scripts

For buyers in Russia we also run Yandex Direct and VK Ads; those channels are covered on the Russian version of this page

Sales handling

Where real estate leads actually get lost

In several of our cases the traffic was never the bottleneck. A lead that waits a day for a reply, gets no follow-up or sits in a spreadsheet is lost before the advertising can pay back, so this work is part of the engagement

CRM and offline conversions

Every lead gets a clear status, and qualification and deal events go back into the ad account. On Good Karma Investment we implemented Kommo CRM from scratch

The sales team

First-response targets, follow-up cadence, written processes. On Andaman City the client hired a second manager at our recommendation; on Good Karma the team grew from two managers to four

Budget

Budget and pricing

Minimum ad budget: $2,000 a month for Southeast Asia and Dubai

Below that the algorithms do not collect enough data to optimize on qualified leads. Dubai and premium Phuket projects need a higher start

Our fee

From $900 a month; the exact figure is fixed after the media plan, once markets, language groups, landing pages and creative volume are clear. KPIs are written into the contract, and if we miss them we keep working at no charge until we hit them

FAQ

Questions from developers and agencies

Short answers about budgets, timelines, reporting and how we work. If your question is not here, write to us: we reply within 1-2 hours during working hours

Ask your question
Do you work with developers or real estate agencies?
Both, and the setup differs. For developers we run pre-sales and launches of a single project: Andaman City on Phuket (5 deals on a $24,200 budget) and Domex Group in Georgia ($30 per qualified lead). For agencies with a broad portfolio we segment traffic by property type and language: IBG Property (1,721 qualified leads at $34) and Good Karma Investment (6 deals in three months)
How much does a qualified real estate lead cost?
In our published cases: $30 per qualified lead for Domex Group in Georgia at a $200,000 average property price, $34 for IBG Property on Phuket, and $78 per lead for Dubai Real Estate, which closed 12 deals at a $450K average ticket. On premium stock we track cost per deal: under $1,500 on Laguna properties from $500,000
What counts as a qualified real estate lead?
It is agreed with you before launch and written as a hard rule. On IBG Property it was a genuine inquiry, a budget from $100K and readiness to place a deposit within three months. That definition is the signal we feed back to the ad algorithms, so it has to match what your sales team considers a real buyer
Which property markets do you work in?
Thailand (Phuket), the UAE (Dubai) and Georgia have English case studies. We also run property campaigns for Bali, Turkey, Northern Cyprus and Cyprus; those market pages are currently in Russian. The team is based on Phuket
Do you work with our sales team or only the advertising?
Both, because leads often die in handling. On Andaman City the client hired a second manager at our recommendation, and we introduced written processes and a follow-up cadence. On Good Karma Investment we implemented Kommo CRM and helped grow the sales team from two managers to four
What is the minimum budget for real estate advertising?
$2,000 a month in ad spend for Southeast Asia and Dubai. Dubai and premium Phuket projects need a higher start; the exact figure comes out of the media plan. Our fee starts at $900 a month; the exact figure is fixed after the media plan
