The agency specialises in properties from $300K. At the start of the engagement it was a blank sheet: not a single Meta Ads campaign running, no CRM to track leads, two managers who could not keep up with inbound, and zero advertising assets. Leads were lost, hot buyers walked away over slow replies, and there was no attribution by source at all.
We built the advertising system from scratch. Meta Ads launched in three languages at once - English with an investment offer, Russian leaning on reliability and yield, Polish for a fast-growing buyer market. Each version was a full localisation: different offers, different pain points, different emphasis per market. We shot video on unconventional scripts, produced static creatives for A/B tests and put new property launches on a regular schedule so the audience would not burn out. In parallel we implemented Kommo CRM - every lead with a clear status, offline conversions fed back into Meta Ads - and helped the client scale the sales team from two managers to four so the lead flow would not hit a handling ceiling.

Where we started
Good Karma Investment Co is a Phuket real estate agency specialising in properties from $300,000. When the engagement began in November 2025 the client had no running campaigns, no CRM and no advertising assets. The sales team was two managers who physically could not process the inbound calls and messages arriving from other sources. The brief was to build systematic lead generation from nothing and carry it through to the first deals.
What we built in three months
Three languages from day one. Meta Ads ran in parallel against English, Russian and Polish audiences. Each localisation carried its own offer. English led on investment case, ROI and lifestyle. Russian led on the reliability of the transaction, legal transparency and rental yield. Polish addressed a new and growing buyer market in Southeast Asia, with emphasis tuned to how those buyers make decisions.
Creatives as the decisive factor. We shot video on unconventional scripts - against the uniform backdrop of Phuket property advertising, standing out visually and emotionally was the requirement. Alongside that we assembled static creatives for A/B testing across investment, lifestyle and specific-property angles, and put new property launches on a regular schedule so the audience would not burn out on the same assets.
Kommo CRM implementation. Every lead is now recorded and carries a status, and managers can see who needs contacting and when. We set up the return of offline conversions into Meta Ads so the algorithm learns to find the people who reach a transaction.
Scaling the sales team. As lead flow grew, two managers stopped coping. We helped the client expand the desk to four people. Inquiries started being handled faster and hot buyers stopped walking away.
From first reservation to sixth deal
We started in November 2025: first campaigns in three languages, Kommo connected, creatives built from nothing. The first reservation arrived two weeks in, before the algorithms had finished learning. December went to scaling - the sales desk grew from two to four and lead flow rose with it. By January 2026 six deals were closed, lead generation was running systematically, two more deals were at signature and qualified leads were in the pipeline.

What made the difference
Multiple languages from day one. Three markets in parallel, rather than English first and the rest later, gave Meta’s algorithm more data to optimize against and brought the system to stable performance faster.
Offline events from the CRM. This turned Meta Ads from a tool optimizing toward leads into one optimizing toward deals. Without the integration the algorithm would have kept finding people who fill in forms.
Working on the sales side too. Without growing the team from two to four, the lead flow would have hit the desk’s capacity and the ROI would have been lower. This is the standard failure at agencies: advertising produces leads and the team cannot process them. We worked both sides at once.
