Premium Villas Phuket
Villas on Phuket at a $450K average ticket. 89 qualified leads, 7 deals and $3.2M in pipeline over four months.
A three to six month decision cycle. Buyers view 20-30 properties before committing. The campaign had to produce engagement, not just form fills.
We filmed detailed video tours of every villa - drone footage of the grounds, interiors, the views from the plot. Managers ran live online viewings from inside the property. A yield calculator showed the rental income each villa would generate.

Context
Premium Villas Phuket develops premium villas on the west coast of the island. The audience is high-net-worth investors and second-home buyers from Europe, the UAE and Russia. The average ticket is $450K to $1.2M and the decision cycle runs from three to six months.
What we did
Weeks 1-2. We audited the previous campaigns. Conversion to a qualified lead sat around 1.5% and the sales team complained that 80% of inquiries were not ready to buy. Two leaks were doing the damage: a landing page with nothing to sink into and no qualification before the call.
Weeks 3-4. We produced detailed video tours of every completed villa - drone footage of the grounds, 4K interiors, the views from the plot, walkthroughs of the main areas. Each villa page carried a yield calculator for short-term rental, wired to real Airbnb and Booking data.
Week 5 onward. Meta Ads ran against look-alike audiences built from existing buyers (2-5% similarity) plus retargeting on anyone who spent more than two minutes in the catalog. Google Ads covered brand and product intent - villas for sale in Phuket, Phuket villa investment.
The decisive piece was the live viewing from inside the villa: the manager walks the property with a phone, shows the lead around in real time, answers questions, catches the sunset view. It removes the barrier of flying out to see a property and sharply shortens the decision.
Results over four months
- 89 qualified leads - budget above $300K, intending to buy within six months
- 7 deals - four closed, three in the final stage
- $3.2M pipeline, of which $1.8M is already signed
- $2,000 acquisition cost per buyer, against an $8,000 industry average on Phuket
What made the difference
Detailed drone tours moved people from skimming to immersion. Average time on site rose from 1:20 to 4:50. The yield calculator worked as a self-qualification filter: investors saw a realistic $3-5K a month of passive income and wrote in asking to talk.
Live viewings from inside the villa turned out to be the strongest single tool. Of the leads who took one, 60% flew in for an in-person visit within two weeks. The sales team was meeting warm buyers who had already fallen for a specific property.
