Buyers from Russia, the CIS and the diaspora for your international project
WEBNOSTRA PERFORMANCE brings Russian-speaking buyers to developers and agencies on Phuket, in Dubai, Bali, Turkey, Georgia and Cyprus. Our team speaks the language of the buyer, knows their objections and trains campaigns on deals from your CRM
Who this is for
Developers selling abroad
Condo and villa projects on Phuket and Bali, apartments in Dubai, projects in Turkey, Georgia and Cyprus, where Russian-speaking buyers are one of the main groups or a group you want to add
Real estate agencies
Agencies with a broad portfolio that need Russian-speaking traffic split by property type and budget, alongside English and other language groups
International teams without Russian speakers
If your marketing team does not speak Russian, we write the offers and creatives, run the campaigns and set up the first-response process in Russian
Projects already getting Russian leads that do not close
Often the leads are there and get lost after the form: a slow reply, no answer to the payment question, a manager who cannot explain the deal in Russian
Why Russian-speaking buyers need their own playbook
- A different decision trigger. On Domex Group in Georgia the same properties needed two offers: instalment plans for Russian speakers, transaction security and legal process for English speakers. Both groups then produced qualified leads at $30
- A different first question. For many buyers from Russia the first question is not the property but how to pay for it. On Dubai Real Estate most leads arrived with exactly that question
- Different channels. Russian speakers read Telegram heavily, and Meta and Google do not sell ads in the Russian market, so buyers who are still inside Russia are reached through Yandex Direct and VK Ads
- Their own cost per lead. On IBG Property on Phuket each language group had its own price: English leads came down from $8-11 to $6-8, Russian and Ukrainian from $21-28 to $15-20. Budgets are planned per group, not as one average
Channels that reach Russian-speaking buyers
Meta Ads in Russian
The main channel outside Russia: Facebook and Instagram campaigns in Russian, targeted by language and by the countries where Russian-speaking buyers live. Separate campaigns and creatives per language group, trained on qualified leads from the CRM
Telegram
Ads in Telegram channels and your own channel and bot as a long-term base. On IBG Property the channel gathered 16,370 subscribers at $1.10 each, and a five-touch bot sequence converted 20-30% of subscribers into leads within ten days
Google search in Russian
Search campaigns on Russian-language queries for buyers outside Russia who already look for property in your market
Yandex Direct and VK Ads
For buyers who are still inside Russia. We run both channels for Russian developers as well, see Yandex Direct and VK Ads (in Russian)
Put the payment question in the headline
On Dubai Real Estate, creatives that said "buy an apartment in Dubai" produced a $150-200 cost per lead and weak leads. Creatives that explained, step by step, how a Russian buyer pays for an apartment produced a $60-80 cost per lead and buyers who had already accepted the process. The landing page was rebuilt around the same question, and calls were handled by a Russian-speaking manager
We do not advise buyers on payment routes or legal structure: that comes from your legal and finance team. Our job is to make the answer visible in the ad, on the landing page and in the first call script, because that is where the buyer decides whether to keep going
Qualification and handling in Russian
- A definition of a qualified lead Agreed before launch: budget, timeframe, purpose (living, rental income, residency), readiness to place a deposit
- Questions before the form A quiz or lead form in Russian that filters out curiosity before it reaches your sales desk
- First response in Russian A reply target agreed with your team, a script that answers the payment and ownership questions, and a follow-up cadence across time zones
- Deals back into the ads CRM statuses and closed deals are passed back to Meta so the campaigns learn from buyers, not from form fills

Domex Group - Georgia, May 2026 - ongoing

IBG Property - Phuket, Thailand, 9 months
One of Thailand's largest agencies. We went from three languages to six, rebuilt the offer and the qualification rules, and cut cost per qualified lead by 30%. 1,721 qualified leads and 16,370 Telegram subscribers. Read the IBG Property case study
Budget and fee
Minimum ad budget: $2,000 a month for Southeast Asia and Dubai
Below that the algorithms do not collect enough data to optimize on qualified leads. Dubai and premium Phuket projects need a higher start
