Context
A Dubai real estate agency working with Russian-speaking investors. The portfolio is apartments in freehold districts - Dubai Marina, JVC, Downtown, Business Bay - from $250K to $1.5M. The problem was consistent: Russian buyers showed interest and asked questions, then 80% dropped out at the moment of “so how do I actually pay for this”.
What we did
Weeks 1-2. Objection audit and a rebuilt landing page. We listened to 40+ recorded calls between the manager and inbound leads. The breakdown: 55% of refusals came from uncertainty about the payment route, 20% from fear of sanctions, 15% from not understanding how a foreigner legally acquires property, 10% were price objections. The conclusion was that the property itself was the secondary question - the process was the primary one.
Week 3. A funnel built around payment. We rewrote the landing page around one central block: how a Russian buyer pays for a property in Dubai. The videos were presented by the agency’s own Russian-speaking manager rather than a voice actor.
Week 5 onward. Running and scaling. Meta Ads optimized toward qualified leads through the Conversions API, look-alike audiences built from actual buyers, and retargeting on people who watched more than half of an explainer video. New creatives every two weeks, driven by what came up on the calls.

What made the difference
Putting the main fear in the headline instead of hiding it in an FAQ. When a creative states plainly that Russians can buy in Dubai and here is how, half the distrust is gone before the click. People who were afraid to even ask the question started watching the videos and arrived on the landing page with a working mental model of the transaction.
A Russian-speaking manager who knows the legal process, not only the buildings. The typical failure mode at Dubai agencies is a manager who knows the inventory cold but cannot explain how a foreign buyer completes a purchase. Here the requirement was that the manager carry the lead through the entire deal, from first call to transferred funds, without handing them off to lawyers halfway.
Real buyer names on the landing page. Social proof through anonymous “our clients” does nothing. Named people with a photograph and one line - bought a 2BR in Marina, renting it out two months later - is what moves a hesitant investor. It takes consent and legwork to assemble, and it pays back many times over.
