Real estate advertising in Thailand, run by a team based on Phuket
WEBNOSTRA PERFORMANCE advertises villas and condos for developers and agencies on Phuket and across Thailand. Our trafficking, video and production team lives on the island: we film properties ourselves, know the areas and the buyers, and train campaigns on deals from your CRM
Who we work with in Thai real estate
Thai property is several markets at once: premium villas, condos bought for rental income, agencies with hundreds of listings. Each has its own buyer, ticket and decision cycle, so the campaigns, offers and definition of a qualified lead differ too
Villa developers
Long decision cycles and several people in each decision. On Premium Villas Phuket the work produced 89 qualified leads, 4 deals closed with 3 more in the final stage and $3.2M of pipeline in four months, at a $450K average ticket
Condo and project developers
Pre-sales and launches of a single project, where the price and the rental return decide. Andaman City: 1,287 inquiries and 5 deals on a $24,200 budget since March 2026. Earlier condo cases, Phuket Developer and NextPoint Condominium, are published in Russian
Real estate agencies
A broad portfolio needs traffic split by property type and language. IBG Property: 1,721 qualified leads at $34 over nine months. Good Karma Investment: 6 deals in three months, built from zero
Premium assets sold through several agencies
When the property is sold by many brokers, the advertising is built around the asset. Laguna: properties from $500,000, campaigns trained on closed deals, more than 50 deals in ten months on an $80,000 budget
What shapes property advertising in Thailand
These points change the offer, the creative and the questions a salesperson has to answer on the first call. If the ads ignore them, the leads fall away after that call
- Ownership rules for foreigners. Foreigners cannot own land in Thailand, so villas are sold on leasehold or through a company structure, while condo units can be freehold within the foreign ownership quota of the building (49% under the Condominium Act). Creatives and landing pages have to explain the structure in plain terms
- Payment routes. Buyers from different countries pay in different ways, and for some of them the payment route is the first question. Where that is the main fear, it belongs in the headline: in our Dubai case the same approach brought cost per lead down to a $60-80 range
- High and low season. On Phuket buying activity follows the tourist season from November to April, when buyers come to see properties in person. Budgets scale in the high season; in the low season the work shifts to retargeting and the Telegram base
- Several buyer languages. Phuket property sells to English, Russian, Polish, Arabic and other speakers. Each group gets its own campaign and offer: on IBG Property Arabic leads cost $4-6 while Russian and Ukrainian ones came down to $15-20
- Response time. Phuket is several time zones away from Europe and the Gulf. A lead that waits a day for a reply goes cold, so we agree first-response targets and a follow-up cadence with your sales team before launch
Area-level detail for Phuket is published in Russian: Bang Tao and Laguna, Rawai and Nai Harn, Kata and Karon, Patong, Chalong
Advertising channels for Thai property
Meta Ads: the main channel
Facebook and Instagram are the main channel in every Phuket case we have published. Video of villas and views works well here, and offline conversions from the CRM teach the algorithm to find people who buy
Google Ads: search demand
Search campaigns catch English-speaking buyers who are already looking for property on Phuket. On Premium Villas Phuket Google Ads ran alongside Meta Ads
Telegram: the long game
A Telegram channel becomes your own audience between purchases. IBG Property gathered 16,370 subscribers at $1.10 each, and a five-touch bot sequence converted 20-30% of subscribers into leads within ten days
Sales handling
CRM setup, first-response targets and training for the sales desk. On Andaman City and Good Karma this was as much of the result as the traffic
Thai real estate cases with numbers
Every figure below comes from the published case study. Open each one for the full breakdown: what the problem was, what we changed and what moved the result
IBG Property - Phuket, Thailand, 9 months
One of the largest agencies in Thailand. We went from three ad languages to six, rewrote the qualification rule (genuine inquiry, budget from $100K, deposit within three months) and cut cost per qualified lead by 30%. A Telegram channel grew alongside as a long-term base. Read the IBG Property case study
Good Karma Investment Co - Phuket, Thailand, November 2025 - January 2026
A Phuket agency selling properties from $300K, starting with no campaigns and no CRM. Meta Ads in English, Russian and Polish, Kommo CRM with offline conversions, and a sales team grown from two managers to four. The first reservation came two weeks after launch. Read the Good Karma Investment Co case study
Laguna, Phuket - Phuket, Thailand, September 2025 - ongoing
Premium Laguna villas and apartments from $500,000, advertised for several agencies. Campaigns ran in four language groups and learned from closed deals fed back into Meta, which lifted conversion to sale several times over on the same budget. Read the Laguna, Phuket case study
Andaman City - Phuket, Thailand, March 2026 - ongoing
A developer that had been through around 15 agencies without steady traffic. We launched in English, added Polish, where a qualified lead cost half as much, and rebuilt the sales process: a second manager, written processes and a follow-up cadence. Read the Andaman City case study
Premium Villas Phuket - Phuket, Thailand, 4 months
Villas with a three to six month decision cycle. Drone and interior video tours of every villa, live online viewings from the property and a rental yield calculator. Acquiring a buyer cost $2,000 against a $450K average ticket. Read the Premium Villas Phuket case study
Two earlier Phuket condo cases: Phuket Developer (449 inquiries at $8, 12 deals on a $3,584 budget, condos from $80K) and NextPoint Condominium (175 qualified leads at $20 on a $3,600 budget). All English case studies are in the portfolio
Why being on Phuket matters for the work
Filming on the island
Videographers and production are based on Phuket and go out to a new property within 2-3 days of a request: drone footage, property tours, static and vertical video for Instagram Reels, in the language of each target market
Knowledge of areas and properties
We visit the properties ourselves and know which areas suit families, long-term residents or short-term rental investors. That knowledge goes straight into audiences, offers and ad copy
Who leads the work
Dmitry Dobzhansky (CMO) leads real estate traffic, Magosh Alshansky (Managing Director) owns strategy and flagship clients, Vladislav Marfin (Commercial Director) onboards new projects and agrees commercial terms with developers
Working hours
We reply within 1-2 hours during working hours, 13:00-01:00 Phuket time (UTC+7) daily
How a launch in Thailand runs
- Ad account audit, 24 hours We review what ran before by placement, offer and creative and show where the budget went
- Offer and qualification, 3-5 days We agree what counts as a qualified lead for your project, build the offer per language group and prepare landing pages
- Creative production, 1-2 weeks A shoot at your property on Phuket, plus batches of static for testing
- Launch and CRM wiring, weeks 2-3 First impressions within 48 hours of media plan approval, first inquiries on day 4-5. Qualification data starts flowing from the CRM back into the ad algorithms
- Optimizing on deals, ongoing Weekly reports with the full funnel to deals, rejected leads excluded from targeting, working combinations scaled
Budget and pricing
Minimum ad budget: $2,000 a month for Southeast Asia and Dubai
Below that the algorithms do not collect enough data to optimize on qualified leads. Dubai and premium Phuket projects need a higher start
Our fee
From $900 a month; the exact figure is fixed after the media plan, once the scope is clear: markets, language groups, landing pages and creative volume. KPIs are written into the contract, and if we miss them we keep working at no charge until we hit them
