The Title - at least 7 deals a month, 8 months in a row
An unusual setup: we run traffic not for the developer itself but for the agencies that sell its properties. Over 9 months we spent $100,000 of ad budget on The Title properties and deliver at least 7 deals a month at tickets from $150,000
There is no classic starting point here: this is a test of a system over time. The task is to produce deals month after month on a premium property with tickets from $150,000, where demand is split across three language audiences and lead forms and quizzes attract bots and spam. Over that horizon luck does not work: closing 7 or more deals every month for 8 months in a row takes a system
We work with several real estate agencies that sell The Title properties and run their Meta Ads across three language groups: English, Polish and Russian. Each group has its own pixel and its own offers. Creatives range from professional drone and actor shoots to static banners and emotional videos. The system rests on conversions passed back to the pixel, an anti-fraud filter at the quiz entrance and continuous exclusion of rejected leads from targeting

How the case is set up
The Title is a Phuket developer with properties from $150,000. Demand is multilingual: buyers from Europe and the CIS compete for the units, and dozens of agencies sell them. We run advertising for several of those agencies and have effectively built a lead generation system around the developer’s properties
What the system is made of
Three language groups, a separate pixel for each. English, Polish and Russian audiences, each with offers built around its own needs. Each pixel learns on its own audience and does not mix signals
Creatives in every format. Professional drone and actor shoots, static banners, emotional videos. A wide range of formats lets us keep testing without burning out the audience
Anti-fraud and traffic hygiene. The anti-fraud system keeps bots and spam out of the quiz, and fraudulent traffic is excluded from advertising. Leads that reach a rejection stage are regularly exported and excluded from delivery
Training the algorithm on qualified leads. Conversions are passed back to the pixel so that Meta optimizes toward qualified leads
Rules for the sales desks. We wrote standards for the agencies: number of touches, touch format, timing, and trained the sales teams to work leads by the system
Nine months in a row
The first month went into launching campaigns for The Title properties, setting up pixels per language group, anti-fraud and conversion passing. From month two to month nine the system has run without dips: at least 7 deals every month, constant creative rotation, exclusion of rejected leads and scaling of working combinations across all partner agencies
Numbers over 9 months
- $100,000 spent on the developer’s properties over 9 months
- At least 7 deals a month, 8 months in a row (months two to nine)
- More than 60 deals in total over the period
- From $150,000 property ticket
What keeps it stable
Deep audience knowledge. For each language group we know which offers to show: statistics accumulated over months on the property work for every new launch
Continuous optimization and clean traffic. Training on qualified leads, anti-fraud at the entrance, regular exclusion of rejected leads and fraud. The budget goes only to real people who can pay
Work with the sales desks. Training and standards for touches, timing and lead handling. Traffic and sales work as one system, so the result repeats month after month
