How much does a buyer lead cost for a Phuket property developer?
Cost per inquiry, qualified lead and deal from our 10 Thai real estate cases, with the developer cases separated out, the cost of a deal as a share of the ticket, and what changes it: buyer language, offer and season. Every figure links to its case study
Three numbers a developer should ask for
A Phuket developer usually asks about cost per lead, but the number that pays the bills is the cost of a buyer. An inquiry is any contact left through a form, a quiz or a messenger. A qualified lead passes the client's criteria: at Premium Villas Phuket that meant a budget from $300K and a plan to buy within 6 months, at IBG Property a genuine request, a budget from $100K and a deposit within 3 months. A deal is a reservation or a contract recorded in the CRM
Figures come from the case studies as published. An asterisk (*) marks a value we calculated from numbers in the same case, such as budget divided by deals. «No data» means the case does not disclose the metric. Cost per deal for Phuket developers and what share of the ticket it takes
Four developers we advertised directly and two developer projects we advertise for the agencies that sell them. The last column divides the cost of a deal by the property price published in the case
| Case | Project | Ticket | Inquiries | Qualified leads | Deals and cost per deal | Deal cost / ticket |
|---|---|---|---|---|---|---|
| Phuket Developer | Developer, condos, pre-sale, Russian-speaking investors and expats | $80-120K | 449 at $8 | no data | 12 deals, $300 each (CAC) | 0.25-0.38%* |
| NextPoint Condominium | Developer, condo launch from zero, Russian and English groups | no data | 389* at $9.3* | 175 at $20 (45% of inquiries) | no data | no data |
| Andaman City | Developer, English and Polish groups, March - October 10, 2026 | $285K average | 1,287 at $18.8* | 126 at ≈$87 (March - June) | 5 deals, $4,840* each | 1.7%* |
| Premium Villas Phuket | Villa developer, Meta Ads and Google Ads, 4 months | $450K-1.2M | no data | 89 | 4 closed + 3 in final stage, $2,000 (CAC) | 0.44%* of $450K |
| The Title | Developer properties sold by several agencies, 9 months | from $150K | no data | no data | 60+ deals, up to $1,667* each | up to 1.1%* |
| Laguna | Premium properties sold by several agencies, 10 months | from $500K | no data | no data | 50+ deals, up to $1,500 each | up to 0.3%* |
Andaman City: $4,840 is the whole period, $24,200 over 5 deals with about $1.44M in sales; over the first four months it was $2,750* per deal ($11,000 over 4 deals). The Title and Laguna report «60+» and «50+» deals, so their cost per deal is an upper bound. Share of ticket uses the lower ticket where a range or «from» is published
All 10 Thai real estate cases: developers and agencies
Agencies on Phuket sell the same developers' stock to the same buyers, so their numbers show the range a developer can expect from the market. Medians across the table: an inquiry about $14.4* (6 cases), a qualified lead $34 (5 cases), a deal about $1,600* (6 cases, two of them upper bounds)
| Case | Client and period | Budget | Inquiries | Cost per inquiry | Qualified leads | Cost per qualified lead | Deals | Cost per deal |

Cost by buyer language on Phuket
Phuket buyers come from Europe, the CIS and the Middle East, and each language group has its own price. Only one case publishes cost per inquiry by language; the others show the direction of the difference
| Language group | What the case shows | Case |
|---|---|---|
| Arabic | $4-6 per inquiry, the cheapest group in the account | IBG Property |
| English | $6-8 per inquiry (was $8-11 before us) | IBG Property |
| Polish, Spanish | $6-8 per inquiry, new markets added to the account | IBG Property |
| Russian, Ukrainian | $15-20 per inquiry (was $21-28) | IBG Property |
| Polish vs English | a qualified lead from Polish buyers cost half as much as from English-speaking ones; leads were handled in English | Andaman City |
| Russian | a qualified lead fell from $200 to $50 after the offer changed to an instalment plan | Sea Inside |
| English | the first 2 deals came within 2 weeks of adding English-language campaigns | Sea Inside |
| Russian | 35% of inquiries reached a meeting and 2.7% a deal with a Russian-speaking manager replying within an hour | Phuket Developer |
What follows for a developer: run each language as its own campaign with its own offer and, as at The Title, its own pixel, so the signals of different audiences do not mix. Laguna runs four groups (English, Russian, Polish, Arabic), and the Arabic one added buyers for properties from $500K. How we work with Russian-speaking buyers for international projects is on a separate page
Does the Phuket season change the cost?
Our seasonality guide for Southeast Asian property (in Russian) puts the Phuket high season at December to February, when competition peaks and a lead costs more, and the low season at July to September, when a lead is cheaper but deals are fewer. It suggests starting in November and putting about half of the annual budget into November to February; that is our starting allocation for a first year, not a measurement. Our cases have no month-by-month cost data, so the guide gives the direction, not percentages
What the cases show:
- Good Karma Investment launched in November 2025 and had its first reservation two weeks later; over November to January an inquiry cost $9.9* and a deal $633
- Andaman City launched in March 2026 and had its first reservation after three weeks. An inquiry cost about $16.9* in March to June and about $20.7 in July to October, so this case does not show cheaper low-season leads
- The Title had at least 7 deals a month for 8 months in a row, and Laguna now averages 5 or more deals a month after launching in September 2025: with campaigns trained on qualified leads and deals, deals kept coming month after month
- Sea Inside grew its budget from $1,000 in February 2026 to $5,000 a month once the campaigns started paying back
On villas the decision takes longer: at Premium Villas Phuket the cycle was 3-6 months, so a budget for a premium project is planned for several months, not one trial month
What made a Phuket developer's buyer cheaper in our cases
- Trust as the offer. Phuket Developer put 24/7 construction cameras, escrow contracts with a Thai bank and completion insurance into the ads instead of renders: 449 inquiries at $8 and 12 deals at $300
- A quiz before the form. NextPoint asked budget, timing and purpose before showing the form: 45% of inquiries qualified and a qualified lead cost $20; the developer tripled the budget for the next quarter
- Training ads on deals. Laguna passes closed deals back to Meta, which lifted conversion to sale several times on the same budget: 50+ deals in 10 months at up to $1,500 each
- The sales team. Andaman City had one manager without processes after about 15 agencies. A second manager, written follow-up rules and lead-handling quality control helped turn 1,287 inquiries into 5 deals and about $1.44M in sales
- Showing the property remotely. Premium Villas Phuket ran live online viewings from the villa: 60% of leads who joined one came to a viewing within two weeks
How we run campaigns for developers and agencies in Thailand is on the Thailand real estate page; for developers on other markets, see real estate advertising and, for Dubai, what a buyer costs a Dubai developer
