Advertising for property developers, reported in reservations and deals from your CRM
We bring buyers to developers in Thailand, Dubai, Georgia and other international markets. A quiz filters the curious before the form, the qualified lead is defined before launch, and reservations and deals go back to Meta and Google so the campaigns learn on buyers
What we report to a developer instead of inquiries
An inquiry on a property is cheap and says little. Some people want a price list, some are agents, some are bots. A report built on inquiries rewards campaigns that bring exactly these people. So a developer gets three numbers from us, and none of them is a click
Qualified lead
Budget, purchase timing and goal (live, rent out, invest) confirmed. We agree the definition before launch and check most of it in the quiz, before a manager calls
Cost per reservation
Ad spend per reservation, by property and by language group. Reservation stages come from your CRM, not from the ad account
Deals and ROAS
Deals and revenue from the CRM against ad spend. On Andaman City that reads: $24,200 spent, 1,287 inquiries, 5 deals, about $1.44M in sales
From impression to reservation: how the funnel works
1. A creative per buyer group
Site footage, drone video, interiors. Each language group gets its own offer: on Domex Group Russian speakers saw the instalment plan and English speakers saw transaction security
2. A quiz before the form
Three to five questions on budget, timing, goal and payment. Anti-fraud keeps bots and repeat submissions out, people outside the criteria go to a nurturing list
3. First contact within minutes
The lead lands in the CRM with its source and quiz answers. A first-response script and a 5-minute response target are part of our work, not an extra
4. The deal goes back to the ad account
Qualified lead, reservation and deal stages go to Meta and Google as conversions. The algorithm learns on buyers instead of people who fill in forms easily
What worked in our developer cases
A project pays back when the advertising answers the buyer's main objection and the sales team receives people who already passed the filter. Six moves that produced results for developers, each with the case behind it
Trust in the first frame
Buyers fear unfinished buildings. Phuket Developer put 24/7 site cameras, an escrow account and non-completion insurance into the creatives, with no renders: 449 inquiries at $8 and 12 deals on $3,584
Quiz before the contact form
Three questions on budget and timing before the phone number. On NextPoint Condominium, a launch from zero, 45% of inquiries qualified and a qualified lead cost $20
One more buyer language
On Andaman City the Polish audience gave a qualified lead at half the cost of the English one, and the sales team kept handling it in English
Training on deals, not inquiries
On Laguna, properties from $500,000, closed deals were fed back to the algorithm. Conversion to sale rose several times over on the same budget: more than 50 deals in ten months, under $1,500 per deal
One property, several agencies
When agencies sell your units, we build the advertising around the property. The Title: three language groups with a pixel each, at least 7 deals a month for 8 months
The buyer's fear in the headline
On Dubai Real Estate "buy an apartment in Dubai" gave a $150-200 lead. A headline on how the buyer actually pays gave $60-80 and 12 deals at a $450K average ticket
Phuket developer cases in one table
Phuket is where most of our developer cases are: developers and developer properties sold by agencies. A step-by-step breakdown by inquiry, qualified lead and deal is on the page Phuket developer lead cost, all Thai cases are on real estate advertising in Thailand

We pick the channel by where the buyer is. Meta Ads carries every English real estate case on this site. Google Ads takes buyers who already search for a property in your market; on Premium Villas Phuket it ran alongside Meta Ads. Developers in Batumi have their own page: advertising new builds in Batumi. If your buyers are Russian-speaking and your team is not, see Russian-speaking buyers for international developers
Where developers lose leads they already paid for
Andaman City had been through around 15 agencies before us. The traffic was never the only problem: one manager, late replies, no follow-up and a chaotic contact base killed good leads after the form. These are the points we check first and what we put in place
Slow first reply
A 5-minute first-response target in working hours, a CRM task with a timer and a daily report by manager
Leads nobody touched
A lead without a CRM task does not exist. Every morning the head of sales sees the list of leads no one contacted
A missed call ends the contact
A buyer abroad does not pick up a call from an unknown local number. A WhatsApp or Telegram message goes out right after a missed call
No follow-up cadence
Written touch sequences, viewing confirmations and reminders. On Andaman City we introduced them together with a second manager
Qualification stays in the manager's head
Mandatory CRM fields for budget, timing and goal, so a qualified lead means the same thing for every manager and for the ad account
Nobody checks the handling
Quality control of calls and chats. On Andaman City we set it up from July 2026. For your own team: wote.sales
Offline conversions and the CRM link to the ad accounts are covered on end-to-end analytics. The managers stay yours: we help set standards and train the team, we do not rent out salespeople
Budget and fee
Minimum ad budget: $2,000 a month for Southeast Asia and Dubai
Below that the algorithms do not collect enough data to optimize on qualified leads. Dubai and premium Phuket projects need a higher start. Each extra buyer language group needs its own budget to train its campaign
Our fee: from $750 a month
The exact figure is fixed in the media plan, once the properties, markets, language groups, landing pages and creative volume are clear. The ad budget is paid directly to the platforms
