A qualified lead needs a definition that both the advertising team and sales team can apply. For a Dubai developer, an enquiry about a payment plan is the beginning of a conversation. The contact form alone does not establish that the person can buy the advertised property.

Agree on the criteria before launch

Record the property or development, purchase budget, buying purpose, preferred language and decision timeline. Let the sales team confirm these fields during the conversation. Keep an unknown answer separate from a negative answer: a person who has not stated a budget is not automatically outside the budget.

For an agency with several developments, qualification also needs the matching inventory. A buyer can be unsuitable for one project and relevant to another. For a developer, the initial check is against the units and payment terms actually available for sale.

Use statuses the team can explain

A practical starting sequence is enquiry, contacted, qualified, meeting, booking and completed deal. Keep duplicate, invalid contact, no response and unsuitable separate. Agree on who updates each status and what evidence is required. A booking should not silently become a completed sale in the advertising report.

Preserve the original source and campaign with the contact. If the same person returns through another channel, keep the history in the CRM rather than treating every form as a new buyer. Review unresolved records with sales before drawing conclusions about campaign quality.

What our Dubai case shows

In Dubai Real Estate, reviewing sales calls identified questions about payment as a major obstacle. The campaign then addressed those questions in the advertising and landing page. The published result was 234 leads at $78 and 12 deals. Those figures describe that campaign; they are not a forecast for a new development.

The lesson for qualification is to capture the reason a buyer cannot proceed. A person with the right budget and property interest may need a clear answer from the specialist responsible for the transaction. Advertising should use answers approved for the specific project.

Compare campaigns fairly

Use the same definition and allow comparable time for sales follow-up. Report spend, unique enquiries, contacted leads, qualified leads and meetings by property and language. Calculate cost per qualified lead as spend divided by qualified leads from the same group. If none have been qualified, report that directly instead of presenting a zero cost.

Keep raw enquiry cost alongside qualification rate. A campaign can generate cheaper enquiries and still cost more per qualified buyer. Conversely, a recently launched campaign may look weak simply because sales has not processed its leads yet.

What to bring to an audit

Bring the property offer, current ads, landing page and an anonymised CRM summary with status definitions. Together these show whether the problem begins with the promise in the ad, the form, the contact process or the offer itself.
