A broker needs buyer conversations that match the inventory and can be followed through to a viewing. Views, followers and form submissions describe different steps. Build a path from a useful property explanation to a named person who can answer the enquiry.
Give content a clear next step
Use short videos and posts to answer specific questions: what is available, how two properties differ, what a viewing shows and which confirmed terms apply. Use the actual development and current availability. Avoid projecting investment outcomes from a single example.
The next step should match the content. A comparison can lead to a conversation about suitable options; a walkthrough can lead to a viewing. Record where enquiries originate so the team can distinguish content that attracts attention from content that produces relevant conversations.
Test paid distribution against buyer quality
Paid campaigns need a defined offer, audience language and destination. Keep distinct projects separate when their budgets and buyer needs differ. A successful creative test is not complete until sales has processed the resulting contacts.
Our Good Karma and 50 Lemons cases describe different agency campaigns. Read their periods and qualification definitions before comparing their costs. The result of one agency is not a price guarantee for another.
Keep the agency and broker connected
Decide who owns an enquiry from the agency account, how it is assigned and who responds during absence. Record the original campaign even if a broker later continues the conversation from a personal account. Otherwise, the final sale can appear disconnected from the campaign that introduced the buyer.
The CRM should show source, project, assigned broker, first contact, qualification and next step. Reassigning a record should preserve its history. Duplicate enquiries from the same buyer need a consistent treatment so reported volume does not grow simply because the person returns.
Review existing contacts carefully
Some buyers are not ready on the first conversation. Record the reason for the pause and any agreed follow-up date. When contacting them again, use the context and communication preference they provided. An old database is not permission for an indiscriminate campaign.
Choose the next correction from the funnel
If people misunderstand the offer, change the content and landing page. If relevant enquiries wait without an owner, fix routing. If conversations happen but viewings do not, review qualification and the proposed next step.
