A payment question can stop a buyer before they discuss an apartment. For a developer or agency, this is a funnel task: find what the buyer does not understand and provide a consistent answer in the ad, on the landing page and during the meeting.

In Dubai Real Estate, the team reviewed more than 40 calls. In that project’s analysis, uncertainty about payment accounted for 55% of rejections. These findings describe one project, not all Dubai buyers.

What changed in the advertising

General apartment ads were replaced with material addressing specific audience questions. The case reports leads at $150-200 for general creative and $60-80 for payment explanations. The campaign result was 234 leads at an average of $78 and 12 deals. The case page contains the full context and period.

The advertising promise continued in the sales conversation. A person arrived with a question about the purchase process, and the manager could explain the next step instead of sending them away to find an answer.

What a developer should prepare before launch

  1. Collect questions from actual calls and messages. Separate payment uncertainty from price, construction deadlines and property selection.
  2. Ask the legal and transaction specialists responsible for the specific project to review the questions. Record approved wording and the review date.
  3. Prepare a short answer for the ad, a fuller landing-page explanation and a sales note. The terms must agree across all three.
  4. Where an answer depends on the buyer’s documents, define the next step with the responsible specialist.
  5. Review qualified leads and meetings in the CRM. A cheap enquiry alone does not establish readiness to transact.

What to capture during qualification

The manager needs the relevant property, budget, purchase purpose, decision timeline and unresolved question. If a buyer has not clarified payment, arrange a conversation with the appropriate specialist and record the status in the CRM. An unknown answer should not automatically become a rejection.

This article discusses marketing. The specialist responsible for the transaction must confirm the availability and terms of a particular payment method. A historical campaign is not a current payment instruction.

How to evaluate the result

Compare groups with the same properties, language, period and qualification criteria. Review successful conversations, qualified leads and meetings. Keep rejection reasons separate: budget, property, timeline, payment process and no response. This identifies which part of the funnel needs attention.
