A developer needs a plan for a specific project, buyer and sales process. A national Thailand campaign can mix very different offers and make the report difficult to interpret.

Our published property evidence is concentrated in Phuket. We do not have a published Pattaya campaign case. The Pattaya discussion in the Russian source is a planning assessment, not measured channel costs or a conversion benchmark. This English adaptation keeps that distinction.

What the Phuket cases establish

NextPoint Condominium recorded 175 qualified leads at a published $20 each, with 45% of inquiries qualifying, on a $3,600 budget. The rounded cost and budget are reported as published; they do not form an exact accounting identity.

IBG Property recorded 1,721 qualified leads at $34 across nine months of lead generation, with $58,514 spent. The project covered a different property range and sales process. These figures are not interchangeable with NextPoint’s.

Premium Villas Phuket reported 89 qualified leads, four closed deals, three deals in the final stage and $3.2 million in pipeline. Pipeline is not collected revenue, and final-stage deals are not closed sales.

Choose the offer before the channel mix

Define the property type, price, delivery stage, viewing options and supported buyer languages. Show the payment schedule and ownership information from the developer’s verified documents. An agency should not improvise legal or rental-return claims for an advertisement.

For Phuket, our cases support testing visual Meta campaigns alongside intent-led Google campaigns, with landing pages and sales coverage for each language. A Pattaya launch requires its own demand review and budget test. We cannot assign it a lower lead cost or a shorter sales cycle from our Phuket results.

Qualify before handing the lead to sales

Ask about budget, purchase purpose, timing and readiness for a viewing. Record the qualification definition in the CRM. Report inquiries, qualified leads, viewings, reservations and closed deals separately.

Agree how quickly the local team responds and whether it can conduct remote viewings. The ability to show and explain the property affects the funnel after the form is submitted.

Build a test the project can learn from

Set a budget for the agreed channels, offer variants and language groups. Pass confirmed downstream outcomes back to the platforms. Review the sample and sales lag before scaling or concluding that a channel fails.

Use Thailand property marketing for the complete case table, the developer lead-cost guide for qualification and agency fees for scope.
